Briefs Become Solutions
Coffs Harbour Social Housing
The brief was concise – to design 40 social housing studio apartments for Mission Australia, within a cost-effective building. They required minimum parking, a communal room and a small garden area. That was it.

Briefs Become Solutions
Fresh air, sunlight and hope
The brief focused on resident experience, amenity, security, and community, shaping a welcoming, positive environment tailored to residents’ needs.
Design evolved around three priorities: optimal living in 32 sqm, maximising amenity, privacy, natural light, and ventilation, and achieving robust, efficient construction for a high-quality, tenure-blind outcome.
Rather than a typical double-stacked corridor, apartments are aligned to benefit from northerly aspects. Open deck corridors provide 100% natural cross-ventilation, encourage communal interaction, and create informal spaces for residents to meet and connect.
Efficient one-bedroom micro-apartments offer flexible, respectful accommodation. They stack cost-effectively, integrate passive design principles, and are simple to build and maintain. Communal rooms and gardens further enhance wellbeing and social connection. Thoughtful detailing and material choices ensure a sense of quality and dignity for every resident, while creating a safe, supportive environment that fosters belonging and community pride.
Positive Impact
The Governor General of Australia opened the development in 2021 and captured it in one word: “respect”. Respect that, despite their predicament, the residents had a great place to live - tenure-blind and with exceptional amenity.

The project won awards, and is even on the front cover of the city council's affordable housing brochure. I can’t say enough good things about Become.
