Briefs Become Solutions
A new heart for an iconic Sydney village
Like many Upper North Shore suburbs along the Pacific Highway, Gordon has lacked a village focus. Our concept design aimed to create a centre where residents, shoppers, and workers could pause, rather than simply pass through a busy retail strip. A new welcoming, sun-filled plaza acts as a natural funnel into a food and beverage quarter and retail hub.
The proposal features an 8,400 m² retail precinct with a 4,000 m² Woolworths, 1,500 m² liquor store, speciality shops, restaurants, and food courts—topped by up to 550 mixed-tenure residential apartments in high-rise form.
This major concept design drew on Become’s full suite of expertise in design and architecture, working with a specialist urban planner to explore the site’s highest and best use.
Positive Impact
As housing pressure grows in NSW, this concept delivers a rare opportunity to provide a high volume of quality housing directly adjacent to transport infrastructure. The design combines retail, residential, and public space, strengthening community connection while addressing housing needs in a strategically significant, well-serviced location.
